Re-Striping

Our most-requested service. We refresh all parking stall lines, directional arrows, and stop bars on your existing layout — restoring a faded lot to crisp visibility in a single day.

Best for: Lots aged 18–36 months, retail centers, HOAs, churches.

Standard rate: $5 per stall · $0.30/linear ft for non-stall lines · $250 mobilization.

New Layouts

Got fresh blacktop? We snap chalk lines from scratch, lay out stalls per your spec, and stripe the full lot with proper ADA placement. Designed once, painted right.

Best for: Newly paved lots, sealcoat refreshes, lot reconfigurations.

Includes: Layout drawings, ADA stall sizing review, snap-line layout.

ADA & Handicap Stalls

Federal ADA + Missouri code: properly sized stalls (8′ minimum), van-accessible aisles (96″ wide per Mo. statute), ISA symbol painting, and signage at the correct mounting height.

Includes: Free written compliance summary you can hand to your insurer or inspector.

Standard rate: $40/stall + $25 access aisle + $15 van upgrade.

Stencils & Directionals

Arrows, STOP, ONE WAY, RESERVED, EV CHARGING, NO PARKING, FIRE LANE, custom logos, numbered apartment stalls — we keep a full stencil library on the truck.

Best for: Apartment complexes, drive-thrus, EV stations, industrial sites.

Standard rate: $15–$25 per stencil.

Fire Lanes & No-Parking Curbs

Red fire-lane painting with proper "FIRE LANE — NO PARKING" stenciled lettering at code-required intervals. Yellow loading-zone curbs and crosswalk markings.

Best for: Retail, schools, multifamily — required by most fire marshals.

Standard rate: $1.25/linear ft including stenciled lettering.

Bollards & Speed Bumps

Safety-yellow refresh on bollards, bollard sleeves, and speed bumps — including chevron striping. Bundle with a re-stripe to skip the $250 mobilization fee.

Best for: Storefronts, drive-thrus, parking garages.

Standard rate: $25 per bollard · $40 per speed bump.

Warehouse & Industrial

Forklift lanes, pedestrian walkways, OSHA safety zones, hazmat areas, and equipment footprint marking. We work nights and weekends for active operations.

Best for: Distribution centers, manufacturing, food processing.

Bonus: Indoor work means we keep painting through Missouri winters.

Custom Logos & Branding

Custom-cut stencils for company logos, branded reserved stalls, "Customer Pickup" zones, and curb-painted addresses. Ask us about reflective glass-bead add-ons for nighttime visibility.

Best for: Restaurants with curbside, premium reserved stalls, branded retail.

What we paint with — and why it matters

Waterborne Acrylic (Standard)

Sherwin-Williams Pro-Park or Ennis Setfast 1750. Industry-standard for retail and HOA lots. Dries in 30 minutes, lasts 18–36 months in Missouri's freeze-thaw climate, and meets MUTCD reflectivity standards.

Chlorinated Rubber (Premium)

Higher-durability paint for high-traffic lots and warehouse floors. Costs more but lasts up to 50% longer. Ask for it on your highest-volume properties.

Reflective Glass Beads

Nighttime visibility upgrade. Beads are dropped into wet paint and reflect headlights. Recommended for fire lanes, dark warehouse aprons, and any lot with night-shift activity.

How often should I re-stripe my lot?

In Southeast Missouri's freeze-thaw climate, most lots need re-striping every 18–36 months. High-traffic retail lots fade faster (closer to 18 months); HOA and church lots can stretch to 36. We'll tell you honestly when your lot needs it — not before.

How long does the lot need to be closed?

Most stalls dry to walk-on in 30 minutes and drive-on in 60–90 minutes. We typically work zone-by-zone so you're never fully closed. For tight retail schedules, we'll start at 5–6 AM and clear before tenants open.

Do you handle the layout for new lots?

Yes. We measure, snap chalk lines, and lay out stalls per your spec — including ADA placement and access aisles. For brand-new lots, we usually do this work after the asphalt has cured 30+ days.

What does an ADA compliance summary look like?

It's a one-page PDF listing every accessible stall on your lot, its dimensions, the access aisle width, signage height, and whether each item meets federal ADA + Missouri code. Free with every commercial bid.

Do you offer discounts for multiple lots?

What if my lot needs sealcoating first?

We don't sealcoat directly, but we partner with two trusted local sealcoaters and can coordinate the whole project for you — sealcoat first, then we stripe over the fresh black.
